Hello all,

I have submitted 6m rear extension prior approval application. Hopefully I should know the decision in a weeks time. Fingers crossed.

When we submitted the application it was a flat roof. But now I want to change it to a pitched gable roof. Will I need to submit a new application or the existing application should be fine?

When I search in the planning portal, I see prior approval applications which are approved which doesn't have any details about the roof. So is it safe to assume the roof design can be changed?

Any help is much appreciated. Getting addicted to this forum now.

The application is assessed based on the info you submit, as is the decision of any neighbour whether to object or not.

So you cant apply for one thing, then build something different.

Note that when submitting a prior approval notification, you are required to submit 'a plan' to 'the council' (not the planning department per se). The council can only request more information if neighbours raise concerns, so for this particular notification, it can make sense to submit less rather than more.

When the application was submitted it doesn't really say flat roof. Also in the application form it doesn't ask about the materials etc. It just asks about the maximum height. So hopefully it should be fine I guess.

Yes, sorry for the confusion. I went and saw the plans submitted by my architect. Has submitted only the floor plans. And in the application form there was no information about the materials. It just says about the height.

The height of a pitched roof is higher than that of a flat. If a specific height has been stated then that's what has been assessed. Further, planners can work out that if a single height has been mentioned it's a flat roof, and if two heights have been mentioned (eaves and ridge) it's pitched.
