Approximate cost for a fixer upper

I have this crazy fantasy of buying my first flat and turning it into this wonderful home. I have found this flat in south east London near where I am living with my mother now. It has a south facing garden however, it is one hell of a fixer upper. See below the plans and pictures of what it looks like. I have roughly drawn out what I would do to it with absolutely no knowledge at all as if I were playing Sims ;)...Are there any savvy people on here willing to humour me and estimate what they think this would cost to do?

Red circles represent where current plumbing is at the moment. Yellow rectangles are fireplaces and blue rectangles are windows.
I'd like to completely move the bathroom over to the far right wall which, for a first floor terraced flat, might be a real challenge. By doing this, I could open up that boxy kitchen into a open plan living space. But also utilizing where the toilet is currently to make a small WC room as I do hate waiting to go the toilet whilst someone is in the shower. Unfortunately cannot tell you details like whether those walls around the bathroom are load bearing... By adding a bathroom , I'd reduce the size of Bedroom 3 and add a door on the landing although this is looking tight space-wise.

£30k if you leave the bathroom where it is, use reasonable material and do it yourself.
£50 for something fancier and bathroom relocation providing it can be done (check drains)
£100+ if you let someone else do it.
 
It doesnt look that bad to me

it needs a refurb and modernising, but theres no obvious damp or structural issues

Johnny2007 guestimates might seem an awful lot, but he lives in London, was in construction so I would say, you need to think arond those sorts of numbers
 
Looks a bit "bedroom heavy" to me, I'd consider moving a bedroom into the loft and converting bedroom 1 or 2 into additional living space.
 
What ever cost you think it will be add 20% minimum for contingency

Have it rewired too

And make bedroom 1 the lounge
 
What's the tenure...because it's critical to the eventual value and the majority of rough properties I've seen in London have so many legal issues they're a non starter.
