Bath Leak

Hi all

Leak appeared in kitchen ceiling. Pulled back bath cover upstairs and looks like water been getting in for some time. Haven't long lived in property. Floorboards and plaster knackered.

Removed all existing sealant and resealed with clear and white sealant to get a thick finish. Still no joy, appears to be dripping from the timber batten propping bath next to wall.

So time for a proper fix. Any suggestions on what to do? Advice greatly appreciated.

Ye gods Sam that’s a hell of a mess! The leak seems to be apparent quite high up, so how is the seal between the edge of the bath and the wall?

Bit knackered isn't it! All the old sealant had gone a bit black and mouldy. Put in some clear and then topped with white over the weekend.

Could it be the leak is being caused by the main shower unit embedded in the wall? That said when shower is running can see it dripping off the baton. Do I need to remove and replace that as probably warped etc?

If you can spot running water only when the shower is operating then the leak is likely to be between the bath and the wall - which you seem to have sorted - or more likely the outlet you can see in the first picture which feeds the shower head.....notoriosly difficult to access!
Certainly, leave the bath panel off so things can start to dry out.
Unfortunately you may have to remove those tiles unless there is any other access, and the surface that the tiles are stuck to is likely to be in poor shape :(

Aaoogaa ..... Aaaoooga ...... Aoooga .. DIY silicone alert ;) Unfortunately, more is not always best when it comes to silicon'ing.

Get someone in the bath and soak the back edge for a few minutes while you're watching under it and see if it leaks. It may be running behind the tiles too. You really need to strip off all that silicone and see what condition the wall and tiles are in.
