Thanks for that there is no way this can leak is there and cause a flood to the property below? They flooded last week and questioned my pipe but being in Sheffield we got hit bad with the floods so pretty sure it’s that is it dangerous if they dig or touch this condenser? Thankyou

It produces about a bucket full if the boiler is run flat out for 24hours...cannot see how that would ever be classed a flood.only slightly acidic so not dangerous...

It goes straight outside underneath your boiler...You would see it dripping under your boiler if it leaked

There is no water in our flat under the boiler at all so I’m assuming that fingers crossed it isn’t our boiler that has done the damage. We only run it for three hours a day so now where near 24hours. Thankyou so much

What is the box on the bottom of the pipe at the base? I’m not sure if there’s a drain there you see so surely it shouldn’t have been placed there if there is no drainage?

Wow all that pipe work just for a pints of water or two a day. Can the white condensate pipe not just stick out the wall 30cm or so and drip off or is it a legal requirement maybe?

It’s very confusing when it’s light tomorrow I will go back out and have a little dig and see if there is a drain or not as it can’t be just going no where!

It is your condensate pipe.carries slightly acidic water away from your condensing boiler.Into a soakaway by the look of it
Correct me if i'm wrong but the only dangers i see here is the acidity level if it's draining into a local sewage treatment tank (ie not mains if you're out in the sticks), the acidity kills the bacteria and could potentially stop the whole breakdown process, and one stinky pit.

Possibly the box is a "soakaway" filled with calcium carbonate granules or similair that neutralises the acidity. The volumes are very small.

The area outside doesn’t smell at all from what I noticed. Oh so the soakaway box doesn’t have to be connected to a drain then just free standing?

Iv Googled it! Yes that’s definitely what it looks like so by slow releasing the acidity into the ground could this do damage to a building if it’s close to the wall over time? Or like you said with it been so minimal is that not an option and maybe there flood downstairs was purely just from the floods last week also I would like to add we are on a water plane with a stream running though the gardens so purely a flood is possible and it’s just saturated and gone into their flat though the concrete flooring.
