Bridge - planning/regs?

After a little bit of preliminary advice beore we go anywhere with this one!

Our house is set back into the hill and the back garden is terraced. the upper part ofteh garden is level with the floor level of our loft extension, which has 3 windows at the back of the property. My wife suggested that it would be nice to replace one of the windows with some patio doors and build a timber bridge from the doors out to the garden.

WIll it need regs and permission, or will the bridge access be classed as part of the garden? Any thoughts?
 
Any structure in the garden is normally classed as development under planning law - timber shed, pergola, carport, raised deck, mast/flag pole ..... bridge.

However, much of this may fall into permitted development rights or be located away from the main building, so needs no formal permission.

But a bridge off the house is not mentioned in any permitted development schedules, so may likely require formal permission

Building regs won't apply to bridges
 
kind of what i was thinking woody, what about changing the window to a set of french doors?
 
Altering/adding doors and windows does not normally require planning permission.

Only time it may, is if in one of the various special/conservation areas or if there is a specific condition on the original planning permission preventing it
