Hi,

I am in process of replacing my existing flat roof with new flat roof (re-roofing). I need to apply for building control inspection with my LA (I belive its for compliance for energy efficiency etc or something similar). It comes under minor work with building control notice form.

How does this appointment work out usually so that its done at the time roofer is working on the site? In my case the roofer will be working over the weekend where BC only do visits over week days. It appears to be nightmare syncing both roofer and Building control inspector for this.

Any thoughts?

Thanks

No the roofer works through out weekdays including weekened. I got the start date from Friday completing on Wednesday/Thursday etc. The LA only works on Mon-Friday.

building control don't work weekends,

so you could try not telling building control but take photo evidence of the work being carried out tot he correct standard in case it crops up in the future (highly doubtful unless a Councillor just so happens to pass by when its being done or a neighbour dobs you in)

when i had my flat roof done a couple of years ago, the roofer advised (in fact all 3 firms i had out for quote did) that if its just the felt thats being replaced (i assume you are re=felting, or going fibreglass or rubber) then you dont have to tell BC, but if you are removing the structural deck due to rot then you will have to advise BC. i'm not sure how true this is mind. i was lucky the structural deck was ok and the roof was already a warm roof.

also would it not be worth asking your roofer when he thinks you should book BC for?

Thanks, I have been told by the council over the phone to take pictures (like yous said) but everytime I call for this I get different reply from the operators.

They say if you are changing more then 25% of the roof then you will need BC. Here I am completely removing old roof and replacing with new roof so I will need BC I believe. I am assuming (fingures cross) the joists will be ok..

you are changing the roof material, not the roof

I am changing roof material that inlcues changing felt, putting new insulation , OSB boards, facias. I belive its called Part L of BR.

i wouldnt make a big deal of it, at the end of the day as long as you know its done properly with evidence to back it up i cant see it being an issue

Put the application in and you should get the actual inspector's name and number. Then give him a ring to explain, photos are normally acceptable - especially for some poxy insulation, just make sure they are clear and cover whatever the inspector may want to see - ask him. And ensure the roofer knows the requirements and uses enough insulation of the right sort, and allows for ventilation if necessary.
