Building regs - Time scales

Hi,

Having a small extension built to the side of my house, builder is starting the work in 2 weeks time however I've heard nothing re bldg regs. Phoned the builder 2 weeks ago and he said leave it with me...no news

The surveyor submitted the plans to the local council approx 5 weeks ago, they have cashed my cheque but do I get anything in writing from the council or surveyor - never had an extension built before so not sure how all this works.

Any help on this would be appreciated

You will be billed again once the first inspection is completed, as the project is deemed to have commenced.
 
Did you submit full plans or a building notice. If was full plans you or your agent should have received some form of decision within 5 weeks particularly the way things are at the moment as its quiet.We are currently grabbing plans to check as soon as they come in at the moment.

Hi mikric- TBH I don't know if it's full plans or bldg notice, how would I know ?, all I know is the builder & surveyor both said the size of the extenion deosn't require planning permission just bldg regs. We agreed the drawings, paid a cheque for around £300 to the local authority. They cashed the cheque on the 12th June.

Sounds to me like an outline plan drawing has been submitted with p.p. in mind and the work carried out under the proviso of a building notice.

Maybe?

All sorted, phoned them this morning - apparently a letter has gone out to my surveyor confirming everything subject to blah blah blah

The blah blah blah should be dealt with by your surveyor, I would assume they have issues with the plans submitted and have raised query's, make sure your surveyor sorts this, If you have a conditional approval find out what the conditions are. :wink:
