Hi everyone,

Our Victorian ground floor flat has a number of walls with damp issues.

We recently changed our carpets and that allowed me to pop a few of the original floorboards up to have a look at the condition of the sub floor - I’m super worried about dry rot and other sinister issues related to the damp.

Can any of you see anything of serious concern from these images I’ve taken? I know it’s a bit of a mess down there but as far as the timbers go, I’m not sure what I’m looking for!

Thanks so much!

Have you got vents at the back & front of your house so you have airflow under it ?

The back of the flat has a modern extension with concrete floors - with no air-bricks. But there are 2 big air-bricks at the front of the property and 3 to the side (it’s end of terrace). Thanks!

Unqualified personal opinion - All looks absolutely fine in those photos. Some of that looks more recent than Victorian.

Thanks Harry I really appreciate that! Would love to hear if anyone else has any thoughts

my only qualifications here is I have owned older properties with various rot issues - My thoughts on those photos is everything seems fine. I would probably try and get some damp proof membrane between where the supporting walls and the timber touch each other. I would be more concerned about where the timbers fit into the outside walls, that is where wet rot often gets started.

That’s for all your help so far people - does anyone else have a thought on the images?
