Cost for extension to join house to detached garage

Potentially buying a house with a detached double garage which we want to turn into an additional room, the only problem would be its not connected to the house, what would be th cost to build a small type of hallway to connect the side door of house to side door of garage.

It would only need to be around 1.5m wide then run about 4-5m to the garage. It would run alongside the house so that should make things easier, however there is about 1.5 metres worth where it leaves the house, see diagram attached for better understanding.

From what I have worked out i assume its around the 5-6k mark using these online calculators but does that include roof too?

Any help appreciated.

Are you talking about getting a builder to do it all, or DIY'ing part of it? If the former then I think you're looking at a lot more than 5-6k. The square metre based extension calculators you'll have been looked at are based on there being some scale to the development and don't really apply when you're down to 8 square metres.

Do you have a design for it? i.e. type of roof, construction of walls? You've potentially got a lot of windows/doors in there. You could also make the whole thing in the design of a conservatory...
 
Will you need planning permission if so will you get it?

Probably builder to do it all, wouldnt know what I could DIY myself to save costs? My dads very good with biggish DIY projects , joinery, etc but not a builder so probably couldnt help with building side of things.

Yeah the conservatory idea had crossed our minds but it wouldnt be very wide so couldn't be used as conservatory and we have a big conservatory to the back. No inital plans as just putting together ideas, but heres what I =imagine.

• Red/Orange style brick (to match house)
• One door at rear to garden
• 2 medium size side windows
• Tiled roof (not a flat roof)

Thinking this may cost too much and isnt going to be worth it but will be good to find out before.

From what I have read I think this would be allowed under "permitted development". It also doesn't restrict any parking out the front as its down side of the house and it doesnt affect any neighbours views. I know i will need to call the council to double check though.
 
That definitely won't be PD and I'd hazard the chance of getting permission is slim. I'd find another house. And as mentioned 5k wouldn't touch it.
 
Plus the cost of converting the garage to a habital room. Find a different house that ticks the boxes to start with.

Ok thanks for advice everyone, been looking for a while and apart from this not having the garage ajoining it ticks every other box and is within our budget just.

The garage is already boarded out, with power, electric, etc but dont think its been made an official habitable room. Is this something that has to be done and what costs are involved?
 
what do you intend to do in the converted garage?

my mate converted his to a recording studio but you could have a man/woman cave , gym etc without building a proper corridor.

His brother has a double garage with a small granny flat type attic on top with loo/shower and kitchenette.

My girlfriend used to live in a small flat ( questionable legality) above a stable and after she left the owners used it as a gym. It had an electric shower, loo and kitchenette

Plan is to insulate it out, carpet it and use as a home cinema / bar type area. Did this at my previous house as the single garage had already been converted by previous owner and want to do the same again but with improvements.
 
Afaik nothing to prevent the conversion , although you may need to get wet popping over
I suppose a covered pergola/carport type feature might be possible

Ok thanks, I think the car port idea will be the best solution short term and can save up for a proper conversion down the line.

Ahh right i think it is if I'm understand "Principal Evaluation" correctly - as in it would go along the side of the house and then stick out futher than the front.

Been thinking and will cross this bridge few years down line and worry about planning permission then, its not so much a deal breaker in getting the house just a nice to have.
