That may or may not have been the case. I believe it sold for around £600k+, so not exactly a giveaway.

The sellers and buyers knew it was valuable as a going concern, and presumably the money-grabbing pub chain that did own it would have already looked at redevelopment and had worked out it wasn't possible legally. But they sold to buyers who didn't bother with the rules.

The price would have reflected the capitalised income stream but also the undoubted structural issues.
