Damp on LARGE END TERRACE GABLE WALL

Damp coming through into house

just bought house. Don’t know how to tackle the rendering but it’s a disaster.

What’s easier and cheaper

chipping it all away and reporting bricks with lime mortar

or re render

can I repair the render instead and render the bits that’s came off?


I really need advice on how to tackle this.

Photo is not very bright or sharp, is it the render or just paint which has peeled off?

If it is just paint, repaint with masonry paint.

Thank you both for your reply and advice I don’t know if it’s render of paint .. from what I can see there’s no cracks or anything .. but I really don’t know what my im looking for because I’m a young single woman and have no idea about these things. Just was told to re render the wall and that it’s letting damp in and I was shocked so thought this is the best place to come x

See if you can get some better photos in full daylight, but from what I can see in your first photos.....

It looks grey where the bare patches are, which suggests cement render where paint has flaked off. If the render had came off, I would see brick. There could be other reasons for the damp, such as that chimney.

Quite right.

Perhaps a poor quality paint job for a quick sale.

It looks like rainwater is coming from the chimney. Maybe faulty flashing or flaunching. Try to get some better pics up there.

Thank you John and Harry, this makes sense.

I had a lad who said he’s an expert with damp proofing and he said I had to chip away all the render and either re render or repoint the whole gable end. But he never mentioned the chimney

this all makes sense thank you both so much for this advice because I’m so worried about it xx

If you're on a lowish income it might be worth investigating external wall insulation (insulation with waterproof render on top) grants. If the house has a poor EPC rating it could be cheap or even free - but it's important not to do any other energy efficiency improvements before being assessed, and the schemes/industry seems to be a bit of a minefield to navigate but could be worth it - even if you contribute a few thousand towards it rather than paying the same to your "expert lad"

If you're in the house long term (and if you have a scaffold up) it might be worth removing the chimney stack - they're just an ongoing maintenance liability.

If your resources dictate just a tart up job, I would investigate the verge overhang (how much the roof overhangs the gable wall), which is probably a bit short with the additional thickness of render on the wall, allowing water to get behind it - this can be fixed quite cheaply, often a section of pvc capping does the job.

And be careful - plenty of people in this game queueing up to take your money - self described "experts" probably at the front of the queue.

Thank cdbe, your advice is massively helpful because the guy who said he’s damp proof specialist says he wants to rip kitchen out, rip tiles off, hack brickwork back to brick etc it all scared the living crap out of me being single woman and not knowing much so all this advice is amazing and I’m so appreciative of the advice and help. X

You have not described what damp problem you actually have, if any.

Defining the actual problem will determine the actual remedy.

Hi Woody, I’ve just added more photos

but chimney wall lower level has damp
Under bay window has damp
Lower wall directly to the right of the window is damp
Kitchen walls are damp and paint looks like it has salt like residue and flaking …

Yeah I put one for the outside and one for the inside coz I got told there both separate issues. I don’t really know how this forum works so I thought it might be easier to put them on different threads. Might of been easier to put it all on this one but I’m pretty clueless x
