I think my roof has been leaking. I could not get anyone to come and look at it for over a month, it was repaired or maybe a quick fix on the 1st March, I cannot work out if the leak is still happening (see pics) or if it is just drying out. If it is still leaking I do not know if I need a builder, a chimney person, or a roofer, the last person that came said he thought the chimney was ok and thought that a load of debris had got caught behind the chimeny cleaned it away and replaced some broken tiles but he didnt think it was the tiles. Can anybody guide me to the problem or do we think, I just need to wait for it to dry out and get it replastered.
We purchased the house Sept 2023 and this has only just happened. The chimeny is not a working chimney and there is a book case in its place.
Sorry I know nothing about DIY/building/house problems and trying to get labour just seems impossible any guidance on who and what to ask for or if I need to is appreciated thanks.

OP,
Is the bookcase fixed inside a redundant chimney breast? Is that a FF bedroom?
You have two flues in the stack- is the other chimney breast working or blocked off - pics please?
Have you been into the loft to investigate for wet conditions?

The stack has debris piled up on the side near the dormer.
The flashing at the base of the stack is entirely wrong, & needs removing, and proper dimension'ed & shaped lead stack flashing installed.
When lifting the tiles around the stack, to enable removing the existing flashing, the detailing of the membrane must be examined for correct fitting.
The slab on the top of the stack has lost a bit of rim mortar - the flaunching cant be seen.

A cowl is ventilating a redundant flue - the other cowl is for active use.
A tile has not been correctly replaced above the back gutter.

Hi thanks for your reply. The book case is fixed by the previous owner. There is no damp in the loft. I’ve managed to get these extra pictures. There are no active chimneys working in the house. The room is a downstairs room we use it as a study assume they used it as a lounge it is at the front of the house. Thank you for taking the time to reply do I research a builder or a chimney person I don’t know what they are called to look them
Up if there is such a thing thanks

OP,
You need a roofer who can do leadwork on a stack- ask for pics of the work after its finished. Post pics on here before paying the roofer. Or take pics of work in progress if its possible.
At a minimum, the work should be done from roof ladders - dont allow walking about on your fragile tiles.

Your chimney flues should be swept and ventilated.

All damaged and stained plaster needs hacking off back to brick and made good with sand and lime render.
A plasterer or handyman can do this - insist on S&L render, no gypsum plaster at all.
