Damp / water ingress round top window

Please Help !

Have a Victorian solid wall terrace ( bought 2 years ago )


Since purchase steadily worsening damp patch
Top right of pvc window
We don’t know when window fitted , no fensa certificate

So far we have reseated the window and checked brickwork for gaps - the pointing looks fairly newly done

We can’t see an obvious lintel and the window seems far forward with no weep holes

I’m hoping to get a window company around to see what needs doing
I would really appreciate your opinions

Is this porous bricks or a window problem
Any solution?

Hard to say really. Window is set a little far out for my liking , especially compared to the one above it. But I do suspect its an issue further up the wall
Couple of things you could try , just cover the top of the window ( temporarily) with a waterproof cover, where it joints to the wall and a bit extra , protecting the joint from the weather . If still getting water then cover the bricked area with something to see if brick/mortar is porous. Problem with water is it could be getting in anywhere , just the point above your window is the exit route with the least resistance!
I can see the mortar has been looked at , but what has actually been used? Is your current mortar actually lime mortar?

Others may have other ideas as to what to try

Sorry to sound stupid but do you mean cover with plastic/ tarpaulin or something?

I’m not sure what was used to repoint as was previous owner
Do you think water coming off the concrete sill above could be soaking the bricks ?


We have used one coat of Thompson’s water seal
 
Yes something like a tarpaulin, it's just to try and rule out areas you may think it's coming in.
Not sure that the cill will be soaking the bricks as such, the rain will do that on its own. Don't rule out that it could be the window or even the cill ( I've seen cracked cills do this before) above that's leaking, whatever it is is above that bottom window for it to be starting to show water/damp at the top first
 
Top left corner of that affected window looks as if it has plenty of silicone slapped on and the beading. I would be inclined to take the beading off to have a look underneath. But I know nothing about windows.
 
Thanks - we have had that done but sadly it hasn’t fixed the problem - it was re sealed but I’m not sure the builder was a window specialist

Unfortunately i don’t know anyone in the building or window trade and have already spent some amount to try and fix it
