Do I need permission

Hi I was hoping someone could help me.

I am looking at builying a new garage 12m x 8m at the bottom of my garden. My garden is 12m wide and it will project 8 meters from the bottom boundary fence.

I have a large garden and wouldn't exceed the limits for permitted development.

Looking at the planning guides I would say I will have to comply with building regs but shouldn't need planning permission.

Can anyone advise me?

As long as your garage is no higher than 2.5m in height and doesn't take up more than 50% of your back garden, you won't need planning permission.
