Hi - am I right in thinking that a dormer window which faces the street requires planning, irrespective of its size and shape, whereas the back can be done within permitted development rights?

We’re going to build both at the same time, so need to get all permissions first.

Correct.

In normal situations, dormers to the rear can pose overlooking/privacy issues so people tend to deal with these via PD. There are generally no overlooking/privacy issues for front facing dormers and if designed correctly along with being in keeping, they’ll sail through Planning.
 
There are volume restrictions for PD, so generally it's better to build the PD parts first before applying for permission for non-PD parts.

In this case, you need to assess the volumes to make sure that you can still build the PD part under PD once the front dormer is approved. If it's no longer PD, apply for permission for both. Otherwise you'll need to build the rear dormer and do a lot of the internal work first.
 
Thanks for the replies. When we bought the house the upstairs was already in, but with Velux windows. I assume this falls within the “PD bit”?
 
You can build a dormer on a roof slope facing a highway as long as that wall of the house does not contain the principal entrance.
This concession is intended chiefly for corner houses.

You could move the front door. That's what Tony does on all his jobs to avoid planning permission. :cautious:
 
Nope but the principal elevation is not necessarily that with the front door anyway.
