This could be an easy one for the experts out there to close out. My house is a late 1800s mid terrace. My attic wall (loft built to regs) has damp patches that have penetrated through the dabs. The other side is my neighbours non insulated , non converted attic room (no cavity between us, I don't think). See pics. I've hacked off all the plaster. There was no insulation between the wall and plaster. There are loads of gaps in the mortar between My neighbour and me. There are no vents in the wall. The plasterboard over both chimneys is brown feels a little damp. One is operational the other is capped.
Are these damp patches caused from cold spots? My builder says just re-board with insulated board using dot and dab. However, I think re point all gaps, salt neutralise chimneys, batten and re board with insulated board. Maybe insert vents? Is that sensible?
We have spent a lot and time and money ensuring the roof is ok and no water can be getting through... please help experts!
