Good afternoon,

I've seen a couple of similar posts on here but I'm still can't work out what's going on here.

As you can see from my attached photos, there is excessive damp, mid height around my back door frame. The external brickwork has been repointed recently and looks watertight. The external silicone seems to be watertight, however I'm still considering redoing.

Both walls that are damp are internal. House is 30s, cavity walls and mostly rendered.

Does anyone have any other ideas?

Water will leak through the smallest cracks. You should show the exterior wall where the middle hinge is at. The damp patch on the hinge side looks a bit odd, the high point is away from the hinge, suggesting water came not from the door.

Looks like some thermal bridging, coupled with high internal air moisture leading to condensation on those areas.

If this occurred after the repointing, then that is the cause. And look more closely at the mastic joint between the frame and wall.

WHen you say it's the pointing, would that be beacuse of cold bridging or some other reason ?
