Flashband used instead of replacing defective tiles

Hi everyone, I would be extremely grateful for some advice regarding a leaking roof.

I live on the second floor of an old conversion building (there is a loft conversion flat above me).

I had some issues with water leaking into the corners of my bedroom right underneath my bay window ceiling. My dad, a chartered surveyor drove up 4 hours to inspect the problem and write a report. The report highlighted quite a few issues with the roof that needed repairing, but one of the main issues were defective/missing tiling on the bay window roof. He wrote a full report that instructed the contractor to replace all defective tiles.

Some roofers were brought in to do the job. However, after inspecting their work, it appears that their fix was to apply flashband tape rather than replacing the tiles. I raised this with the roofer who said that the tiles couldn't be matched so they repaired it with flashband and charged less. i am disappointed that they resulted to a quick fix rather than consulting us.

I just wanted to get a second opinion on whether this practise of flashband taping is in fact bad practise. I have attached a before and after shot.

Horrendous bodge. They should be tied to their horse and flogged out of town.

There doesn't appear to be enough flashing cover on the top course of tiles either although that could just be a quirk of the crappy setting out of the tile coursing.

You are also missing a cut up one of the hips. It looks as though they've tried to make one cut do two courses and bodged it over with flash-band.

No professional roofer would ever use flashband, it is simply a product for DIY temporary repairs.



I must admit I've sometimes used flashband to seal a conservatory to the house - but only as a temp seal whilst waiting for the roofer to put lead flashing over the top.

Ive used flashband on a couple of large jobs and it lasted as long as the twinwall sheets. And also some other jobs where the temporary repair has lasted 14 and 18 years until the person got around to requesting the "proper" repair.

Knowing when it's appropriate to use, and using it properly is the difference between professional and amateur use.

Originally a close mitred hip with lead soakers.
There was no reason not to re tile the hip. Saying we can't get the tiles is twaddle. Plenty of clay plain tiles that would have suited out there . Don't pay
