Flat Roof Bungalow/Low pitch

Hi,
we are in the process of buying a 1960s Bungalow that has a 6% pitch flat roof. According to the survey, it recommends replacing the roof some time soon. I've enquired about replacing this with Single Ply Sarnafil but have been quoted £25k.Having done a bit of online research I came across an article written by a roof with 30 years experience on FixMyRoof.co.uk that said that Mineral Felt technology has come a long way in the past 15 years or so and that people shouldn't be afraid to use for their homes. Single Ply is great but very expensive and Mineral Felt nowadays can last for 10-20 years.
I then discussed the idea of felt with a local roofer and he totally dismissed the idea. The property is approx. 155m2.

I'm now a bit confused and anxious that I'm going to have to use up half of my renovation budget on a Single Ply roof! Help!

25k seems like a lot. If I was looking at similar I'd be looking in to one of these 'drop on' timber second floors... An off-the -shelf second storey from a truss company.
 
Exposure, the deck base and the quality of fitting has the biggest influence on traditional felt life. Yes it can have 20 years life, but equally it could be half that.

There are other options, but it can cme down to a trade off between cost and life - ie two felt replacements can be less than one other type replacement.

There is also the insualtion to take account of.

Above all though, has the surveyor actually got up and looked at the roof or viewed it from the garden path.
 
Most premium felts now come with a 30-40 year warranty, and would be perfectly fine for your application if installed correctly. Insulation ?

Whoever quoted you £160m2 for 155m2 of Sarna was a robber.

You could use something like Dekra or Metrotile, but may be pushing it at that pitch.

This is probably the ultimate felt manufacturer and may give you an idea of whats possible.

Not yet. I've seen the EPC which recommends it's replacement but have yet to get the survey. The roof is covered in moss.

Yes, it will require insulation as per the 2006 Building Regulation that specifies that a new roof must have adequate insulation.
