Flat roof edge splitting

I have a flat roof that that is probably about 40 years old. It generally seems in good condition. It is made of felt and has gravel laid over the top of it. The problem is that the edge of the roof is splitting along the bend and It has detached in quite a few places. I would like to try and repair it. I imagine quite a few people will say get a new roof, but I am selling the house soon so don't want the expense. Can someone advise a solution? I had two in mind. Either get some new felt and try and bond it into the old felt. Or get some eaves trays and try and insert them. I am not sure if either are a good idea so looking for advice.
 
Here is a pic. Sorry its not great as I cant get up close at the moment. You can see in the middle of the pic where its detached. The water is running behind the gutter in quite a few places too

A 40yr old flat roof, with what appears to be a run-off with zero drip? Either get the roof (flashings) repaired and/or take a hit on the asking price.
 
What exactly do you mean by flashings? Are you talking about where the edge of the roof meets the gutter? What would be needed? I am happy to get the work done just interested to know what would be required.

The flashings are the edge pieces a flat roofer fits to form the drip and edge etc. Yours looks like there is no, or very little, drip overhang. Probably disappeared when they fitted the plastic fascia over-clad. Don't be surprised if a flat roofer won't touch it though for fear of being held responsible for a tired roof.
 
There is a wooden batten running along the edge that I guess was used to angle the felt into the gutter. Would it be possible to just cut off the old felt and glue some new to the existing? I could also extend the batten out.
Out of interest how much do flat roofs cost nowadays?
 
Thats what you can see. A flat roof has a typical 20 year life, so have a look at the rest of it before you mess about with just the edge.
