My planning permission for a rear extension as I wanted it to be 4m deep and full width and 3.5m heigh wqas refused on the basis the depth, height as it was overdominant, sense of enclosure blah blah for the neighbours because of the scale of the extension.
What are my options just do an extension under PD which means 3m deep, 3m high and full width or will 45 degree rule apply as their living room window is withni 0.5m of the boundary so can i still go to the boundary? Do I need to get a certificate of lawfulness as I am planning to never sell the house?
Or do I have to leave space from the boundary and how much would be reasonable e.g. 1m so its no over dominant?
