Joist timber condition after loft leak

Hi all,

I recently purchased a home and found water coming through the ceiling in the upstairs bedroom. Turns out that the loft skylight seals perished and water had been seeping through, onto the joist, going down it and eventually to the ceiling on the floor below. The window will be replaced or fixed as it's on.

I'm looking for advice as to if the joist should be replaced? There is wet rot on it, but no wood is 'peeling' off. The timber on the window frame has bad rot, but I'm unsure as to if the joists need replacing. Regarding replacing it if needed, are there any regulations or qualifications needed for one to do it? I'd not be attempting this myself.

Thanks foxhole. Do you think that from the pictures, it can just be treated with wet rot treatment?
 
At a minimum, you have to stop the water ingress first and let it dry out. As to whether it's salvageable, poke it with a screwdriver. If it yields easily, then it's had it. If you're getting someone in to do, they would be best placed to advise further.
 
Thanks @Why Not Indeed. I had someone who has come in, but they said that it seemed solid (I wasn't convinced by how minimal his inspection was though)
 
Pretty sure we're looking at a rafter.

Joists are the horizontal ones under your feet.
 
OP,
Pics showing the loft skylight from above the roof, and below in the loft might help?
Pics of any other suspicious damp timbers would also help?

What you show could be the start of dry rot in the green rot pic?
There's also signs of the beginning of wood worm activity in the wall plate pic.
The damaged rafter also appears to have infected the wall plate and the nearby ceiling joist

Whoever replaces the rafter, and the rotting framing at the skylight, will have to take care that no tiles are displaced to fall off the roof.
Whoever does the work will probably need to work on the roof, and inside the loft.
 
Thanks all. Decided to patch up the window as mentioned. In terms of supporting the rafter, I got some wet rot treatment for the other, and put in another beam parallel to it to support it. Made it easier than taking off tiles and it being a roof job
