Joists sitting on top of ledgerboard/wallplate (pics)

After we had a leak from out flat roof I took down the plasterboard only to find that the joists are resting on a ledgerboard/wall plate instead of either resting inside the bricks or on the ledgerboard with joist hangers.

I don't know why the previous builders did this when they could have just put the ledger board higher and hung the joists off it with hangers. They didn't chemifix it to the wall either.

Is it OK to rest joists ontop of a ledgerboard instead of on it with joist hangers?

Flatroofer said he's not too confident about that ledger and wants it replacing. What would you do to sort out this mess?

Yes its fine, hopefully above the plasterboard a bit further on there are some noggins to prevent the timbers racking. Whack a few frame anchors through the ledger plate if you're worried (as long as it is in good condition & hasn't rotted) and don't worry about why (probably cost and time- loads quicker doing it the way it has been done & hangars aren't free).

Hmmmm. I'd not be to confident about that flat roofer and would want him replaced.

The roof had been up for how long? (rhetorical)
