Large flat roof. Best covering options?

Hi all,


I’m having a flat roof on an extension I am building and the area is approximately 8m x 6m - 48m2 (not taking into account the skylights) please can anyone recommend a roofing system that’s suitable for large areas such as this.


It will be visible from the upstairs windows but I understand it’s there to serve a purpose rather than look [pretty.


I’ve looked at GRP & EPDM and yesterday I spoke to a chap who does torch on felt who was very helpful and also suggested asphalt.


My main concern is the movement within the large area for the GRP and the fact it will be exposed to a lot of sun for the EPDM.


The BCO also said I will need a metre run of stones at next doors side on the roof if I use rubber to stop the surface spread of flames.


Everyone recommends their own systems so it’s a little difficult to find the right system for what I need.


Anyone’s thoughts will be greatly appreciated.

You can use rubber (or plastic) without the stones, if you use the right make and the roof is properly detailed.

Asphalt is for mult-storey car parks, but in reality any product will do. I tend to specify EPDM nowadays and beleive that it has the longest lifespan and is easiest to maintain. But compare prices from comparible qualified installers, and not any old Joe who can just happen to pick up whatever you want fro the merchants.

If you are doing it yourself, I definitely recommend EPDM (having done it myself).

yeah apologies bad memory by me knew it was five but was confusing my degrees with %. Either way a pretty big fall somewhere in the region of 300mm
 
I've just done 120m2 in EPDM, not fun getting it up on the roof ~150kg.

You can get flame retardant epdm.

Single ply is, I think, the best(TPO/TPE), it's about twice as expensive than epdm for the materials but you can get fleeced backed which is very nice and stick on standing seam details.
