Leak parapet or flashings

Hi All, We bought a property and on moving in noticed a wet wall underneath a parapet (vendors painted over the issue).

The leaking side has flashband over lead flashings which was done to in a poor attempt to solve the problem. There is also some cracks in the render. Pictures are attached, including the non-leaking side where you can see the lead flashings.

We had a few roofers come by and they all suggest different fixes. Coping stones, re-rendering, replacing flashings etc. Which do you suggest and should I do anything to the non-leaking side? Thanks.

Slate gauge looks wrong . Unless it's the picture angle.
The slate along side the Velux measure the exposed section .from bottom of slate to bottom of the one above.

If you can get access examine any under-roof butting the parapet near the eaves.
Any work over that fragile roofing needs careful professionals if you can find them.


The render on the leaking (RH) side parapet has failed and needs replacing.
There's badly fixed flashband over presumably failing lead flashing - it all needs to be redone correctly with fresh materials.
Those slates need soakers & cover flashing at abutments. google diagrams of cover flashing and soakers.

The render on the LH side parapet is showing signs of failing.
I dont see any obvious soakers under the cover flashing?
Sealant has been liberally used just about everywhere - you cant rely on sealant long term.

Why not google: "two piece metal parapet cappings" - or simply "parapet cappings" to get an idea of whats available?


Seeing as you've just moved in, & could be spending the rest of your lives in that house in a great looking street, then maybe the thing to do is to consider doing up both parapets in partnership with your neighbours on either side?

Good advice thanks, will look into all of these. Will speak to our LHS neighbour about potential joint repairs. We are practically end of terrace on the RHS, so no party wall there, and likely why there's been worse degradation on that side since it's more exposed to the elements!
