Hi all,
We are in the process of buying a new build and our snagger highlighted a damp patch on the VPI monocal render. The developer (small developer - only 10 houses in total) went to VPI straight away and the response from the contact there was as follows:
"The Monocal render that has been used on the above project is a fully breathable system.
With the weather conditions we have been experiencing you will get water that’s absorbed which will dry out back to its original form once we have a dry spell and the temps rise. The wet patches do not effect the material."
Does this sound right or could there be problems with how it has been applied? The windows are yet to have mastic applied to the underside of the sill and I've noticed many of the weep vents (albeit not in the same location) have been painted or rendered over so the holes are blocked. You can still see the vents though.
Any help/advice greatly appreciated before I go back to our developer.
