Hi All,

Probably got the wording wrong but my newish house has no beams or insulation in the loft which is weird.

Is the insulation behind the ply?

Do your think I could board this and walk on it?

Thanks!

what are the dimensions of the timbers, and their spacing?

Are you in Scotland?

Is it a house or bungalow?

What is on the other side of that plasterboarded wall?

please show us the outside, including the whole of the roof.

It may have been built with the intention of constructing habitable rooms in the loft. There may be insulation concealed behind the roof lining.

It's OSB, not ply.

Strangely, the electrician has run the cables where they will be trampled and damaged by the builder' boots, or any boards laid on top.

Someone has clad the underside of the rafters with OSB (John - if you are thinking about sarking boards, they are generally often plywood, but are fitted on top of the rafters and carry the membrane, so you'd stilll see the rafters). No way to know what is above that OSB without either taking id down or drilling a hole in it with a hole saw. The extra strutting in the ceiling joists, together with their dimensions points to it having probably been built with provision for conversion - and then the sparky got in there, the cabbage!
