Hello all,
Looking for a little advice, we moved into our property 6 months ago knowing the roof needed repairing but due to some roofers letting us down and weather issues the roof is only now getting repaired. My neighbour that shares our valley is now claiming that a leak has caused damage to their property. Are we liable or not as we have tried to get it fixed as soon as possible.

Did your leaking roof cause any damage to their property? If so, I think you know the answer.

My neighbour has no proof as it's a shared valley and we have been trying to get the roof fixed even though the valley is shared we're doing as we're getting a full reroof. We have no leak on our side either

It's one for the insurers to argue over.

However, their claim has some problems:
- when was the damage caused and how can they prove it was not under the previous owners responsibility - ie. historic damage
- when did they notify you of the damage
- why did they not take steps to prevent the damage.

you do not have absolute liability they have to show neglect.

some photos would help.
