Party wall

Hi guys, soo my neighbour is building a single story extension after abit of talking we both decided a party wall would be best as we are planning to extend some time in the near future and both agreed we would split the cost of the party wall.

we received a quote from there builder today and it’s more expensive than we expected the wall is around 3.5 m long, single story but with a pitched roof.

“as discussed the shared costs
of the party wall which includes
digging / muck away / concrete /
wall construction including gable
roof/labour and materials £3939
+VAT”

this price is for our half soo there saying it’s nearly £10,000 for the wall

this seems very expensive to us. I realise building materials have gone up in price recently am I just uneducated or do you think this is expensive ?

No way unless this wall is between say China and Nepal

No more than £4k total for a 3.5m wall on a foundation.

Get a break down of areas and costs per m2 or m3, and ensure you are not paying for things that only apply to the neighbour - including time in working on the wall/flor/roof. Things like skips, should be only for this part of the wall, not say the neighbours ground under his floor

A detailed itemised list is essential, not a few lines.

In fact I'd be inclined to go for a 60/40 or 70/30 cost split, as you may or may not get the benefit, and the neighbour certainly will.

I'd be inclined to say that it's more than you want to pay right now, but as it will still be advantageous to the neighbour to build across the boundary for space and ease, you can offer him £2K towards his costs. Surely enough to oil the wheels of cooperation.

I paid 2k for a shared extension party wall back in end of 2019, it was 5m in length, 3m in height.

Where did you get 10k from, from that text its saying £3939?

Nearly £4k plus VAT x 2 is .....

Are you sure yours worked out at £2k? Do you want us to check the invoice?

It is worth remembering that you only need to pay your contribution when you build your extension and make use of the party wall. Until then the payment is deferred, you do not need to pay when the party wall is built.

In all the cases I have worked on the building owner has permanently waived the contribution in recognition of the neighbour allowing them to build astride the boundary. The couple of thousands pounds or so is usually a small price to pay to get the neighbours agreement and avoid expensive party wall surveyors arguing amongst themselves to ratchet up their fees.

If the neighbour is taking the p*ss by asking for a £3939 plus VAT contribution upfront simply tell them you do not consent and they will have to build the wall up to the boundary with no part of the wall or roof projecting over the boundary. Also remind them they will have to serve a line of junction notice and possibly a Section 6 notice and tell them who your very expensive party wall surveyor will be. That should concentrate their mind and stop them playing silly beggars.

It does not seem like the OP has a formal Award in place, just an informal agreement.

But yes good point about the deferral
