Hello

Can 2 x new rear extensions (under PP, other under PD) touch and join - both would be behind the original house footprint.

I can't get both under PD or PP as one due to volume limits (PD limits / PP greenbelt)

No as that would be a single extension... in PD you are allowed a depth from the rear wall of 3m for a semi or 4m for detached as long as no more that 50% of the total ground space of the plot is covered...note that only depth is important.. you can build over the entire width of the rear elevation. Height limit is 4 m max roof, so if its double storey you will need PP.

I know its a fag but after doing a lot of house renovations it easiest to just bang some plans in... if your worried about what you can do have a look at what has got pp in your area, we have got some pretty mega extensions through by just citing a fairly recent extension on a neighbouring house..once one goes up that sets the precedence for the local area.

Your council will have a searchable database or take a stroll round the local area of homes with a similar size and layout.
 
Thanks @martygturner - we have plans in with the council, but the arch missed the greenbelt aspect (you wouldnt know given the mega houses around), so back to square one and seeing what would PD vs PP do. Biggest issue is its a chalet bungalow so we use up alot of m3 to break the eaves line and actually extend outwards
 
IME precedence doesn't count for squat nowadays and they'll stick rigidly to any prescribed areas in the Local Plan.

Not really as you have the planning inspectorate shot and most side with previous development as the touchstone, as a planning inspectorate is in effect a court the chances of a rejection being overturned on appeal is pretty much a given. , proscribed areas - do you mean neighbourhood plans...in which case you are pretty much guaranteed home owner development... in the three areas we have developed in on behalf of the home owner with neighbourhood plans all have been written to limit commercial development, why would the home owners shoot themselves in the foot and limit their own development ?
 
@martygturner ive attached a drawing on my original question showing where PP and PD would be used. Planners have said they will allow the PP shown but not a metre more hence the need to use PD to get the single storey in blue. The council have said this is OK but won’t commit without a cert sending in.

So the blue bit will be a single storey, I think as it joins a double it has to follow the same rules around stepping in from the boundary. The garage is in front of it, currently a flat roof but with PD should be ok to make it hipped / raised but ridge height reduced etc. garage and house to the right all original
