Permitted development of agricultural buildings.

Hi there.

I have some questions about permitted development and Class Q development.

If a plot of land has an agricultural building on it that has been used as a barn (hay and feed store) until recently, what is the likely hood of planning being permitted to turn it to a house?

I understand that the building has to retain the shape of the original barn, but can it be demolished and replaced?

The barn we are looking to convert has been in place and recognised by the council as an agricultural building since the 1970s. It is built from timber and galvanised sheets, rather than a stone building or modern steel frame construction. It would need to be demolished and replaced if we got the permission.

Any thoughts in my questions would be gratefully received.

In planning, once something is demolished, it no longer exists so anything built in its place needs to meet planning regulations as if there was nothing there to start with.

What about if the sides were removed and the roof was “suspended” while block walls were built? Then simply work through replacing the old roof with a new one?

that way the building doesn’t actually get “demolished”, but the whole construction is replaced bit by bit?

any thoughts?

Or can you build scaffolding all the way around the barn and cover it the scaffold with sheeting?

Then carry out the work under the cover of the scaffold?

just floating ideas!?
 
No you can't replace bit by bit in parts and end up with a completely new building, or everyone would be doing it. :rolleyes:
