We had a single story extension in 2011 which is on the rear to the side of our house but where it joins our house it covers approx 300mm of the rear of our house. (Full planning required)
Could we now extend the rear of our property within the 8m under permitted development or would we require full planning now? The new extension would now join onto the old extension making it completely level at the rear. (Hope this makes sense!)

Thanks for the replies.
We couldn’t really have a gap as we are intending to knock through some of the wall to join them together....looks like we are going through planning.

i would have a pre application meeting with your planning dept if i were you. not sure about side extensions but my council allows pd rear extension added to previous planned rear extension (unless your pd rights were removed). no harm in submitting the form for neighbour consultation and seeing what happens, its free. as far as i understand u won't get planning pernission for it unless the 45 degree right to light angle is taken into account.

How strange. Which council is that? Is that still the case after the PD amendment in April 2017 following the Hilton appeal?

if you look at the ncs form on planning portal here
https://ecab.planningportal.co.uk/u...ation_of_a_proposed_larger_home_extension.pdf

it says ;

Where the enlarged part will be joined to an existing enlargement of the dwellinghouse, please provide the total enlargement (being the enlarged part together with the existing enlargement to which it will be joined)

moreover if you look at recently approved schemes in your area (i found by typing in 6m rear extension into the council planning search facility) you will see plenty of examples of people adding on pd extensions to an existing extension, provided it all becomes one extension and follows all the rules under class A.

so for our rear 3m extension under PD we are having to reduce the eaves height of our existing 3m extension so it falls within PD for the whole 6m depth.

That question on the form is misleading (and DCLG are no strangers to having their interpretations overturned by the courts).

One of the conditions of the consultation scheme is that the work is not retrospective; this includes any existing extension which is in turn to be extended, as the whole is then considered a new extension.

If the OP's council is allowing extensions of extensions to be approved under the scheme, it is applying planning law incorrectly.

yes, this is exactly what we are doing; sorry in hindsight i do not think OP can do side AND rear extensions together under PD if they are connected. these guys are the experts!
