Poorly installed boiler

We had an extension done about 11 years ago and have just found out that the boiler was wrongly installed on the boundary wall. the vent slightly overhangs into neighbour s property which is about 1metre away from their wall and the steam blows around near their door. The neighbours after all these years have decided to complain now..

Are the installers responsible? Surely, even after this time it is their fault due to it being fitted not inline with guidelines. Any help would be appreciated.
 
Nope, too far down the line now really, though check with local building control as to the regs in place at the time, stranger things have happened. would be hard to make that one stick after 11yrs TBH tho.
 
Ask your neighbours what has suddenly happened to make this an issue! My guess is that they're looking to sell.
After 11 years, I know what I'd say... :)
 
Worth pointing out if it comes to it and they are selling they will have to declare any disputes with the neighbours (you) do they really want to go down that road?
 
Neighbours might want their own extension?

Any surveyor worth his salt (many aren't) would notice an illegal flue like that anyway on a purchase.

Depends on why this has come up after 11 year though.
 
I would imagine that if it was the other way round, you would not like your neighbors flue gases blowing onto your property, with these dangerous gases near your door. Your flue but also your neighbor health and wellbeing. Get it fix would be the right thing to do, regs or no regs.

Plume is more likely the nuisance and gets mistaken often for poisonous smoke which it is not!
 
The real question as said is why it has cropped up now.
If they are moving I doubt it will be a problem, unless they make it one.
If they want an extension it is understandable as you got in first and effectively blocked their option.
Some busybody has visited and wound them up about the plume, now they think they are being poisoned, still alive after 11 years though!

I would not want it blowing over at my door, I expect others would not like either . Consideration for others I say. Treat people the way you would like to be treated. This plume must have a little bit of dangerous gas and that's why there are regs. It's more then reasonable to be asked.

But that's not how it works. Of course there are regs and on some new installs we may recommend a pmk even if it's not actually required by the regs, if there's a likely going to be a nuisance issue, but even then, you can control plume about as much as you can fog!
 
A plume control kit could resolve it but they look awful and will encroach further onto the property. Should have objected 11 years ago not this far down the line. Something odd here.
