Can some one help loads of boiler issues over the last two weeks with no pressure and leaks. This is now fixed just waiting on another part. Should it be like this as the black gadget on the pipes was not there before and there is a constant drip with in it. The electric is constantly on and is heating the water but not keeping it warm after two showers. Plus pressure dropping from 1.5 bar to 1bar. We are having to keep topping up. Can someone help with reasons why please

The black part is a tundish. It would have water dripping through it when there is an issue ,such as excessive pressure,and under normal circumstances wouldn't have water dripping through it . Only a G3 certified engineer should be doing work on unvented cylinder by the way.

Thanks for that information the engineers coming out are G3 certified but now one seems to know the answer to what's happening or why it is happening. Next guy coming out on Monday with a part. Should I be expecting that the tundish is left on and not dripping. And can I ask where that drip is going as we've already suffer water damage from the problem and on going issues with this system over the last 7 years with lost of heating for 4 weeks and water damaged ceilings. In 2010 the water leaked and it was so bad it was like a water fall into the hallway and to remedy it they just repaired it. Should I be asking for it to be removed?

The pipework from the tundish should continue to a safe place to discharge. As already said, under normal circumstances it shouldn't have water running through it ,it's there to alert you to a problem, when you see water dripping through it something's wrong !
 
Sorry for asking but once they have been on Monday should that stop. And if it doesn't should I call them back to fix it. Just seems like they are telling me it's fixed and expecting me to believe them
 
You certainly would need to take issue with them if they can't resolve your issues,loss of pressure and lack of hot water are what you are paying them to resolve arnt you ?

That's what everyone expects.
And is what you should get if paying to have issues resolved.
Are you paying them or is it landlord?
If latter then likely that's the issue as "a lot" of landlords are renowned for getting their "handyman" to do all kinds of work they shouldn't be doing.
Have you seen their G3 cards?

Insist upon it as it's very common for them to not be!
 
It's a housing association they already had to pay me £300 in January for compensation now more damage than before and time off work. Should the electric on all day be enough to keep the tank hot all day. Because if so it is not we are having to heat for two separate hours with gas too. This system is so confusing

Therein lies the problem, unfortunately for you.

You can either inform the HA that you intend to pay for your own G3 and Gas Safe plumber to come in and appraise the system and educate you on how it should work and why it isn't, and that you will expect them to reimburse you this cost.

Or you insist they send someone who knows what they are doing and is happy to advise you what is wrong and what they will be doing.

It's a very common story I'm afraid.

If you have a gas fired heat source, you should not be using the immersion at all!

It's @4x the price of using gas to heat the water.
 
Update The gas engineer came with an adapted part and it did not fit so he is coming again Wednesday with another adapted part to see if that fits. Does that mean that the part needed is potentially obsolete.

Dunno! My crystal ball needs a part that is now obsolete! ;)

Do you know what part?
And if its "adapted" and for the boiler, then could be potentially modifying a gas appliance.

As I said above, all sounds very HA fookery!
 
Hi Guy me again still issues with my invented cylinder again when gas heater was on the heating turned on. Engineer fixed the issue and saw d it was the switch but has now put his contraption on the boiler. What is it and is it dangerous as this is in my son's bedroom. Now my water pressure is dropping resulting in no pressure so the water will not warm up unless I pressurise the tank with the filling loop Help please with advice about to call them out again in my 6 Weeks saga
