Rear Extension​


Rear Extension re-development We are thinking about buying a house in England that has a rear extension.

The house is from the 1930s, the existing rear extension was built before the current owners moved in so pre 2011, it is 3m in depth and the width on one side of the is slightly less than that of the house.

The water search revealed there is public sewage pipe under the existing extension.

There is no documentation relating to the rear extension (building regs, build over agreement etc) only an indemnity policy.

We plan to redevelop the extension by making a side return (so that it takes up the width of the house) and if we get approval stretch it out to 6 metres.

Our question is, what are the implications of the missing documents and how could it affect our plans?

From the 30s, not at all really, nice to have but very rare and not essential. An experienced designer will work around the existing and advise you on the sewers. Your starting point should be the sewer. You will need a buildover agreement before starting work. Information on your local water authority website.
