Replacing a Static Caravan with a dwelling

Hi Guys.

So, we have a piece of Land with a Static Caravan on it.

The previous owner lived in the caravan since 1985 and was granted a certificate of lawfulness in 2001. It has an Agricultural Occupation Condition on it. We are still paying the council tax rates for the site. It has Electric and Phone line Connected. It also has modern bore hole and pump installed.

There are a couple of small outbuildings too.

We now own the land, and want to improve the site.

So what do we do?

We have two initial ideas to apply for planning permission:

1- Apply for a removal of the Agricultural Condition/Tie, in order to make to site more marketable or widen our future options?

2- Keep the Agricultural Condition, but apply to replace the caravan with a Bungalow. The site is in a rural area, in open countryside, with many farms close by, so finding a tenant or buyer would be achievable.

If anyone has any suggestions or comments, I would love to hear them.

Bear in mind you will almost certainly have to prove agricultural need if you go for a new dwelling, that is not the same as an unmet housing need for rural workers.

Yes, and 6 hens for eggs won't cut it.

Some blocked bloke mentioned a Caravan Act or something a while ago. Apparently you can build anything as long as you leave some wheels on it.
