Hi there - help really appreciated!
Around 5-6 years ago our roof started leaking. We were advised it was the valley that was leaking and paid for it to be sealed (I'm not sure with what).
This week it the same leak has started again. We have had 3 roofers out who have all advised different things. One didn't even go up to look and just said we need a whole new roof (financially not an option). Both the other 2 advised it was an issue with the roof valley again and that water was getting in at the sides (where the valley meets the sides).
The 1st one said he would re-point down the side of the valley and that this should solve it (said will also coat the valley with fibreglass paint). Quoted around £300 (also going to replace some missing tiles and re-mortar a few ridge tiles)
The 2nd one said that the 1st one doesn't know what he is talking about and would be doing a botch job as the valley shouldn't have mortar down the sides (it doesn't have at the moment). He said we need to replace the valley but with a lead valley and to do it properly he would need to remove and then replace the tiles either side (which would involve scaffolding). Has quoted around £3000.
Please can people advise? Obviously we'd rather believe the 1st much cheaper one but does it sound right what he is suggesting?
Would it be ok to add mortar at the sides of the valley when there never has been any or is it just a botch?
