Rotting wood and mould

In the 21 years I have lived in this house, there has always been a problem with black and white mould and damp. When we moved in we found a damp course certificate (now well expired) for treatment around the fireplace area. I am now finding the skirting adjacent to the fireplace has gone all hollow and spongey with small wood particles expelled in patches as well as yellowish fungus. Other skirtings around the Bt socket and TV ariel are still solid but stained. The plaster is also getting hollow and crumbly around the plug socket as well as rotting wallpaper. There is no pipework anywhere near this wall and the floor is solid concrete. Thge Bt master socket has started to fail and someone is coming in today to look at it. I suspect damp has got in that too.

Any advise on how to tackle this, or at least forearmed with info if I get a tradesperson in would be appreciated.

Chimney breast damp is usually down to roof leak around chimney or uncapped unventilated chimney .
 
Ok, but would it really only affect the first foot of the wall so far away, and not the rest of the wall ? I know there is some flashing and a pot missing around the chimney top.
 
How old is the property? In an old property the chimneys were not regularly built with a DPC instead relying on the open fire to keep the structure dry.
How big is the chimney breast? Does the chimney have a full damp proof course?

As for the timber check for 'Frass' and wormholes.
 
The property was built in 1883 and the fireplace is used in winter with coal and wood. No idea if the chimney breast has been treated. The chimney breast has one in each room that join further up the house.

Yes. Water falls thru till it hits dpc and spills out to surface albeit extremely slowly.
 
Ok, will get the roof and chimney breast rectified as soon as I can get someone to look at it.
