Rough costs for single storey extension....

We have just purchased a house and are considering knocking down the conservatory and building a single storey extension to be a kitchen/diner in its place.

The measurements would be 9m wide x 4m long.
We would like a flat roof with lantern skylight and french doors on one side and a bank of 3 or 4 windows on the other side.

We are looking for ball park quotes to understand how much it will cost before considering going any further.
We are based in Billericay, Essex.
Any advise on this would be appreciated.
 
Seems like a standard type of extension which a got of people are doing at the moment, so you won't have any trouble finding some examples of pricing.
 
Hi Andy. No not yet, we are in the process of purchasing the house so i am unable to do so at the moment.
 
Thanks for the advise. I will do that, but for now i am trying to understand ball park figures.
 
£70-£100k -£150k v.good standard £200k architectural

Maybe somewhere around £1500-2500 /m2
 
70-200k?! maybe i wont be having one done haha.
There are a couple of people on here who will self build it for around £10, but they get all their stuff off freebay or swap it for 'services'.
 
Im in South Wales - just recently paid 40K for 24 square metres that included 4metre bifolds on the back, windows in the gable end & 4 velux (pitched roof) and wet underfloor heating - expensive I know but builder was really good - had one or two quotes half that price but after speaking to building inspectors it most definitely wasnt worth the risk - builder also said he goes to loads of places where people get ripped off - crazy - so my advice would be most definitely do not go for the cheapest - also heared that builders may come in cheap at first and then slam you with extras as their going I think we paid about 5k over the odds personally but very happy with the build as we are not planning on moving anytime soon too - no kitchen in that just electrics and plastered finish - hope that helps as a guide...... be a lot more expensive in your neck of the woods is my guess
