Side Extension to connect Garage to House

Hi,

I'm planning on building a single story flat roof side extension that will connect my garage to my house. The side extension will be the same length as the house (7m) and 1.8m wide (8m from the road at the side). The frony part of the extension will go into my driveway and the rear part (approx 2m) will be 1m wide and connect to the garage.

The question i have is:- Do i need planning permission for this extension (because it will connect to an existing building or would it come under permitted development?

The ‘normal’ PD limit for an extension coming off a rear wall is 3m for a terraced/semi-detached property and 4m for a detached property.

The Prior Approval limits are 6m/8m respectively so if you’re detached, you may have the option to go down the PA route.

This is a side extension not a rear extension and is way less that half the width of the original building. However if it connects to the garage it will then become the same width as the house, which is where this old "do I, don't I" question has come up.

The house is a Semi-Detached, corner plot, with a highway on the side of the house, so that may also be a reason that Planning Permission is required!!
 
Where’s the front of the house, to the bottom/south? If so and under PD, you would need to meet the rules for both side and rear extensions. It would fail the PD rules for a rear extension as it would exceed 3m and also 6m under Prior Approval.

I recall having a similar situation. We sought Pre-app advice to infill between a house and detached garage. The extension on its own would meet PD but connecting it to the garage would not meet PD as the LPA took the garage into the PD extension calculation.

Either way, it will require formal Planning. Unless of course you retained a gap but that would defeat the object and purpose.

Sorry, should have marked that on the drawing, the front of the house is at the top of the page!

I have just been doing some reading up and I understood it that way, the extension is not half the house, but the extension and the garage together are more than half, so detailed drawings and planning permission are required.

I've got the answer i thought i would get (i need to spend more money!).
