Single storey extension deviation

I’m new to this site and am looking for some help please.

Currently going through a small extension and remodel of a semi-detached house.
The rear elevation of the extension has half with a recessed bifold doors and the other half with a small bay with a projecting glazed bay window.

However we noticed the other day the builder seems to have built the external bay wall only, further out by 30cm, bringing it to just under 3.950m. With a projecting glazed bay window, this will take it to 4.2m. Does the window count in the overall measure?

The walls are up and being completed and windows yet to go in.This extra 30cm is within the local authority’s planning guide for 4m but the planning approval will be shown shorter.

The flank wall by the bifold appears to have been increased as welll to line up with the bay wall.

What’s best to do now, during the build? They’ve not said anything , just carrying on.
Can we submit as-built afterwards? This is in the back garden, with no overlooking etc.
would this increase be considered a breach to the planning approval or do they allow for build issues on site? Such a worry!

The windows are included in the calculation, isn't it 3 metres for a semi?

In our area, as it’s conservation, and also has particular local authority regulations, we don’t have permitted development rights either but there is a design guide which notes 4m.
 
Ask your builders about it as that's a big mismeasure from them.

Re. Planning permission unless someone complains their very unlikely to come out and inspect so I'd say nothing about it.

Check measurement with your builder, unless you have curtain twitching neighbours who objected to the original consented development, you should be OK given the design guide contemplates 4m. After 4 years you can apply for an LDC.

Yes, we’ve discussed it. They are keen not to. And suggested calling the planner. They said to regularise it, we’d need to submit an application minor amendment etc again. Take photos and inspect etc…

Sorry, Have i misunderstood?
Your builder isn't keen on discussing the fact he has built your extension 300mm beyond the stated dimension?
 
All sorted now. Builder amending it so taking it down and rebuilding to correct size now. Thank goodness!
