Planning on removing a conservatory and replacing with a single storey extension pitch roof, looking at the picture below can anyone see a problem leaving the existing soil pipe in position (manhole is in the garage )
Boiler flue is the biggest problem I can see
Also planning on getting to slab level myself
Can anyone advise or show me a sketch of
How deep to dig footing ?
How deep yeh concrete footing ?
How many concrete blocks to slab ?
Insulation thickness and slab thickness ?
Also the 3 mtr rule without planning is that an internal measurement or external overall ? I want to go out as far as possible

A few things to think about....

Work out where the foul drainage runs go, if you want to build over or within 3metres of a public sewer you need a build over agreement.

You need to find a solution to the flue, you maybe be able to bend upwards but flues have very specific rules and are also dependant on boiler model.

An extension needs building regs.

3metres is external.

Foundation depth, well around 1 metre from ground level, but dependant on soil, trees, drain invert level and depth is decided by building inspector.

It looks like a pitched would look shallow judging by the first floor window. Have you thought about a flat roof with a lantern, ie orangery?
 
Sewer is not a problem as we are end of the run and is all to the right in garage
When you say a meter down that’s the depth I would dig too approx ?
Pitch roof may reduce the bedroom window height so won’t be a problem
Do I need building regs regardless as so no way around it as my neighbour said he only got them as building over a sewer run ? I assume soil pipe can stay and just run up through a lead sleeve in roof ?
Neighbour has recently done this with a pitch on building regs

Have a search for neighbour consultation scheme on a semi with neighbours consent you can go out up to 6 meters. I did this and went out 4 meters it was free to submit the application with my local council.

You will need building control and they will determine whether your footing depth is adequate. 1m is usually okay but totally depends on ground conditions. Footings are usually trench filled up to a few courses below ground level. Slab thickness is usually 4" with steel, floor insulation 100mm celotex. I know the answers to these questions having laboured for years I however wouldn't do the work myself if I were you I'd consider having someone do the complete build. If your asking these questions are you up for the job to begin with? Footings and up to damp is the hardest and most crucial stage. Make sure its done right.
 
Yes it will be a compliant structure, it must have B'regs.

Also you need party wall notice to neighbour if your foundations are lower than conservatory.

Yes 1 metre depth, concrete is usually about 650mm. Founds are best 600mm wide, although you might get away with 450mm. All subject to BI.

Did you mean a pitch no building regs? Or you neighbour did it under bregs?
 
Neighbour did it under building regs because he crossed a public sewer
If he hadn’t had to do that he would not of needed building regs he said

We can’t afford to do it getting people in
I have several family members who have done extensions and house builds so will be help from them and advice but definitely I will be digging it out minimum

Do you just submit a set oh plans for building control and pay ?

To build between 3m and 6m you need to make an application under the neighbour consultation scheme.
Its best for any permitted development application to do a certificate of lawful development, that way you get a bit of paper confirming the design complies.

Building regs - you can do this through a private inspector, like BBS building control. You submit an application online send them drawings etc and you can then start 7 work days later.

Im sure as a joiner you know plenty of builders who can advise when you come to dig the footings and oversite. Just be aware that foundations are unknown costs, they can suddenly cost more than you thought.

Not quite as I mentioned above they introduced the neighbour consultation scheme. Anything up to 6 meters on a semi is correct. You submit plans and they get in touch with direct neighbours and propose the plans. Where as someone can object to your normal planning application and it be over ruled by planning the neighbour consultation if any neighbour objects its a no go. This is why I only proposed 4 meters if I went in with 6 they'd think I were taking the **** so I spoke to all direct in neighbours first explained I could go 3 meters anyway and with there consent 4 meters and it all went smoothly. Give them the heads up first it helps.
