Hi,
Me and my partner are in the process of buying a property which needs a bit of modernising.
We would really like to knock the tiny kitchen through in to the dining room, and add a 2m long x 5.5m wide single story extension on to this room, otherwise it is too small.
However we’ve got no idea where to start....should we get an architect to draw up plans? Or is this something which a good builder could take care of?
Does anybody have any idea of the cost of a project like this? We are in Sheffield.
Thanks

Don't get a local RIBA architect involved - they're often not good value for money. A good local technician would be able to produce decent plans for Buildng Control/construction purposes.
Sometimes builders know local people who draw plans.
Plans should come first, otherwise you won't get realistic prices off any builder.
