"Starting" work on extension

I have planning permission for a first-floor side extension (bedroom on top of existing garage). It came with the house when I bought it and runs out mid-September.

I am advised that if I start work before the deadline, then I will not need to re-apply and can continue at my own pace.

What constitutes "starting"? If I put in the new steel support, will that be OK? Will I need to get this looked at by the local planning officer to "verify" that work has started (and thus get them round before the deadline?)

And how much for a 4m bit of steel?

The work needs to be "significant", and part of the actual works not any ancilary or enabling works.

Putting in large steelwork together with any other supports/foundations would be deemed to be starting the work. Just putting a steel beam in may not be 'technically' significant, but in the context of an extension, it would unlikely to be be an issue.

You don't ned to notify the planners that you have started, but you will need to notify building control that you have started.

So the day you notify building control will be recorded and used as a basis for the enactment of the planning permissio ..... if need be. You can then continue at your leisure

Since permission was applied for the rules have changed a bit and many extensions don't need planning permission now. Have a look here and see if your's is OK:
