Toilet Keeps Running - Need New Washer or Flush Unit Recommendation

For the last few days our toilet has been running constantly I had a look and the washer that seals the outgoing water seems to be hard and brittle with pieces breaking off

Can just this seal be ordered and if so what is it called and where can you order it from?

or is it better to get an entire new unit? I see new units from Screw Fix or Tool station aren't very expensive - however it seems they are now order online only or click and collect - so seems I can't even go to the store with the current unit to ask any questions.

The toilet must be around 20 years old, so wouldn't mind changing the entire internal flushing unit if needs be rather then just getting a washer.

Would this be a suitable replacement? Seems to be cable activated when the current system is a lever system. Don't know if either is better or worse.

For a tenner there's no point messing around, simpler to change the entire unit

Toilet fittings are standardised nowadays
 
I fixed 2 of these for a neighbour today, I just replace the rubber seals bought from Steve at toilet spares.

You may need to remove the cistern now as you have undone the main fitting that goes through the cistern.

I managed to pick one of these up from screwfix today and just fitted it

It seems to have done the trick as far as the flushing goes although now there's a slight drip on the inlet pipe - was being careful to not try and cross thread the thing - don't know if a little plumber's tape will solve the drip

(not sure if the link works correct seems to give an error although works fine went pasted into the browser)
