Hi there. I'm looking for some advice related to an issue with our loft if that's ok.
Our house is around 300 years old with the original stone roof (not listed). It has two loft cavities with an exterior wall running through the centre of the house.
Since moving in 3 years ago we have done some things to improve the warmth of the house - new boiler, secondary glazing, wood burner - as a result last winter we noticed lots of condensation in the loft spaces, with blue mold growing on the trusses. We then discovered that the roof was refelted maybe 15 years ago with a non- breathable felt.
We don't have the funds to reroof the entire house. So we have installed loads of lap vents, and have had a fan installed with a humidity stat to draw air from inside the void and vent it outside at one gable end. We pulled down some of the stone work in the central wall between the voids too to increase circulation. We were hoping this would fix things and we could avoid having to reroof the house.
However, while the condensation is better, it's still pretty wet up there and by no means solved. The fan is definitely working so there are no mold spores on the trusses, but there are still a lot of water droplets on the inside of the felt.
The only other thing we can think of to try is vented ridge tiles, but these usually come for slate tiles and not stone, so we're feeling a bit stuck with what to do about that.
Can anyone else think of any other magic ideas before we start having to have some serious conversations about how to fund a reroof of the house?
