Vertical crack, front elevation corner.

It's a very common expansion/contraction problem, which happens near to corners.

That was the wrong repair as it won't allow for future movement - which will always occur now. The correct repair would need an expansion joint to be cut into that elevation, near to the corner.

It should be covered by insurance, as it would be weather related, not wear and tear.
 
you would be correct. Would helifix steel bars in the bed joints help as well?

An expansion joint so close to the corner is it possible ? and advisable.

insurance have thrown out the claim, as its not subsidence or covered by any insured peril etc. nonsence really. I am looking to buy this property and wanted to alay my concerns.

Valuation is throw about with a BIG fat 0 until a structural engineer or building surveyor investigates with a supplied report. What do you think?

It's an easy repair, and not a significant structural issue

Helibars are not the correct things to use as these won't allow for future movement - which will be purely horizontal too. There will need to be sleeved ties across the joint though.

It is weather related, and should be an insured risk.
 
Thanks mate. We went with it.

Expansion joint top to bottom. Cracked bricks out new bricks in with wall ties

Flexi mastic type in between the expansion joint.
