Could somebody please advise me on the correct construction of a warm dormer flat roof elevation with firrings ? My dormer conversion was completed 6 years ago and suffered with leaks 1 year after construction where the dormer flat roof joined to the pitch roof. Builder did something that eliminated the leaks but this year have experienced the exact same leaks in the exact same spots.
I had the roof inspected and have discovered that the insulation does not meet fully with the pitch roof which created a gulley like structure that the rain water was sitting in causing the leaks. I made a hole in the ceiling where the leak was coming from and this is when I discovered that a section of the flat roof that joins to the pitch is just a piece of plywood with no insulation or supporting structure beneath as shown in picture.
Another huge concern is in regards to the elevation of the flat roof because the roof is suffering from ponding at the opposite end of the flat roof, my concern with the elevation is the firrings have been attached to the sides of the joists rather than on top of the joists. Am I correct in saying that firrings should be fixed on top of joists so that the joists fully support the deck above?
With my roof having a span of 2.8m I also believe noggings should be fitted on any flat roof structure with a span that exceeds 2m, attached image appears to show no noggingz have been fitted so guessing this is also contributing to the elevation/ pooling issue?
Any help or advice would be hugely appreciated.
