WC under stairs - advice

Hello! We are looking to understand if it is possible to install a toilet and hand basin under our stairs. We currently have a boiler in situ and limited space - please see plan 1.

We are looking to avoid the following:
  • saniflo/macerator
  • Moving the boiler/and or pipework (unless unavoidable)
  • Moving the meters
  • Moving/breaking through the walls either side
The advice we need;
  1. if we purchase a smaller toilet and basin - would there be any limitations in having this job completed. Could the toilet be installed backing onto the exterior wall and the basin to the right (see plan 3) or alternatively installed below the boiler (plan 2)
  2. Our main concern is that if we request an expert to install a toilet/sink that they will not be able to do this within the space we have available. We really would prefer not to move the boiler - but would consider this as a fallback (this theoretically could be moved into the kitchen), but looking to avoid to keep the cost down.
Ideally looking for opinions from skilled trades and diy’ers who have accomplished something similar.

With a soil stack so close, direct connection to the stack is pretty much a given, the only stumbling block may be the depth of the drain. Building Regs do not allow any connection to a stack within 450mm of the invert of the bend at the bottom of the stack. However, if the drain is that shallow, then a connection to the drain is usually fairly straightforward, with the new WC on a separate run until it tees into the drain.

I would have a look at the dimensions of the Sanitaryware you like and see how this works within the available space. Main issue is sufficient room to use the WC comfortably and not bash yourself on the boiler in the process.

Sorry for another question - would a plumber raise the 'building regs' of do I do that before contacting a plumber?

Depending on age of boiler bear in mind visits for servicing or replacing it.
