Window woes

If windows were not fitted properly, or not designed for the weight loaded upon them could this cause seriosuse wall damage.

The house I recenlty purchased which the survay didn't highlight any seriouse issues with the windows failed to pickup on the 1 cm gap on a front window and the only front window which is load bearing has a number of cracks in the wall the top opening window locking hits the frame as if it does not fit properly.

i am not a builder, so i may be wrong, but windows should have joist, rsj or similar above them so they have no load from wall

Yes, and this is a main part of the new (April 2002) regs. If your windows are load bearing, an example of which could be a bay window on the ground and first floors where the ground one supports the upper one, it is essential that the windows are able to take the weight, regardless of whether there is a lintel or not. It is also very important that the windows are truly plumb to distribute the load correctly. New upvc windows in these circumstances are internally reinforced with vertical metal mullions. Sounds to me like you need to get your acros out and stronger windows put in!
